Jeanine started off with Saint Cloud zip code 34769. There were28 homes that sold and of that total, 24 were single story homeswith a price per square foot of $246.09. The remaining 4 were twostory homes with an average price per square foot of $174.95.

Housing Market Statistics For Saint Cloud FL Zip Code34771

Kristin stated that provided an average of $295.33 which is up6.9% from the previous month and the market is up 9.3% versus thesame time last year. There are currently 59 active homes on themarket in zip code 34769 which gives a 2.1 months’ supply ofinventory. The median days to contract is 27 and the median days toclose is 60.  

Jeanine then provided the housing statistics for St. Cloud FLzip code 34771. This happens to be the busiest zip code in SaintCloud. There were 110 homes sold in September. Seventy-four of themwere single story homes with an average price per square foot of$249.34. The remaining 36 were two story homes with an averageprice per square foot of $204.14.

The total price per square foot ended up being $234.48, which isup slightly at 0.5% and versus the same time last year, the marketis up 6.7%. There are currently 265 active homes in zip code 34771which provides a 2.4 months supply. It is currently taking 75 daysto go to contract and 108 days to close.

Jeanine then moved onto Saint Cloud Florida zip code 34772.There were 43 homes sold in September at an average price persquare foot of $217.01. Thirty-one of the homes sold were singlestores with an average price per square foot of $230.16. Theremaining 12 were two story homes at an average price per squarefoot of $183.03.

Jeanine then reported on zip code 34773 which represents Harmonyin St. Cloud Florida. There were only 16 homes that were sold inSeptember. Eight of them were single story homes with an averageprice per square foot of $220.32. The remaining 8 were two storyhomes with an average price per square foot of $196.73.

Kristin provided the average price per square foot of $208.52for zip code 34773 which is up 0.5% versus last month. For the sameperiod year to date versus last year it is virtually the same.There are currently 60 actives homes in zip code 34773 in the MLSwhich gives you an 3.8 months’ supply of inventory. Themedian days to contract is 39 days and the median days to close is85.

Jeanine then reported on vacant land sales in St. Cloud Floridafor the month of September. There were 16 parcels of land that weresold this past month. The largest parcel of vacant land that soldwent for $1.4M and it is less then 5 acres.

Harmony FL Homes Sold In September 2023

Harmony Florida homes that sold in September 2023 were providedby Jeanine. In Harmony Main there were 15 homes that were sold thispast month. Four of the months were single stores with an averageprice per square foot of $211.03. The remaining 11 were two storyhomes with an average price per square foot of $177.39.

Harmony West had 5 homes that were sold. Three of them weresingle story homes with an average price per square foot of$229.61. The remaining 2 were two story homes at an average priceper square foot of $179.40. Harmony Central showed only one twostory home that sold at an average price per square foot of$243.04. Jeanine commented that homes are still selling but inHarmony it is taking longer to sell than the other zip codes inSaint Cloud Florida unless you selling price is sharp.

Kristin asked Jeanine how the real estate conference was inChicago that she attended recently. Jeanine was around agents fromall over the country and all of them are experiencing the samething. The market is slower now with interest rates high.
