Twenty-three of those weresingle-story homes at a price per square foot of $256.74 and theremaining 5 two-story homes that sold came in at a price per squarefoot of $219.88.
Kristin added that the average price per square foot month overmonth is up 6.3% at %250.16 and last month at $235.44. Looking atthe year-over-year numbers we are still seeing gains of 12.2%. Itwas $222.93 a year ago. The median days to contract was 26 and thenthe median days to close was 67. Right now, there are 46 activehomes on the market which gives you about a 1.6 month'ssupply of real estate inventory.
St. Cloud FL Zip Code 34771 Is The Busiest Of All TheZip Codes
Moving to St. Cloud FL zip code 34771, there were 119 homes thatsold. Sixty of the homes that sold were single-story homes at anaverage price per square foot of $233.75. There were 59 two-storyhomes that sold at an average price per square foot of $203.99. Thetotal average price per square foot was $219 for May.
Kristin said comparing the month-over-month numbers, there wasno change, and year over year, the market is up 1.7%. The mediandays to contract just using the numbers for resales was 38 and 75days to close. Currently, there are 237 active homes which give usa two-month supply of inventory in zip code 34771 which is thebusiest zip code. The median days on the market is 52 and theaverage is 84.
Jeanine then moved to Saint Cloud Florida zip code 34772 wherethere were 67 homes that sold in May. The average price per squarefoot for those 67 homes was $211.86. There were 47 single-storyhomes that sold at an average price per square foot of $231.42.There were 20 two-story homes that sold at an average price persquare foot of $165.90.
Month over month the price per square foot is down less thanone-half of a percent, so basically the same. Year-over-yearnumbers are up one-half of one percent, again, basically the same.The median days to contract is 36 and the median days to close is66. There are currently 125 active homes for sale, which representsa 1.9 months supply.

She said there were 13 homes that sold and only oneof those homes sold was for 55 and older that Jeanine herself sold.The average price per square foot for those homes that sold was$190.23. There were 5 single-story homes that were sold at anaverage price per square foot of $201.04. Eight two-story homeswere sold at an average price per square foot of $183.47.
Kristin said the overall average price per square foot is down11% but it is not accurate if you are looking at like or comparablehomes. Month over month the market is down 11% and year over yearit is down 7%. The median days to contract is 45 and the mediandays to close is 99. Currently, there are 38 active homes for sale,which represents a 2.9 months supply of inventory.
Jeanine then went into vacant land sales in St. Cloud Fl for May2023. There were 16 parcels of land that were sold in May. She saidthe smallest sale was for .69 acres and that sold for $32K. Thehighest sale was for a larger parcel of 6.82 acres that was listedfor $629,000 and sold for $550,000.
