The average price per square foot for thesingle-story homes was $242.80 and $196.16 for the two-storyhomes.

Kristin added the overall price per square foot compared to lastmonth in March is up 3.0%. Comparing year over year, so Aprilof 2023 versus April of 2022 the market is up 8.2%. The days tocontract was 12 and the days to close was 55. There is a 2.3month's supply of inventory in zip code 34769.
Jeanine then moved on to homes sold in St. Cloud FL zip code34771 which is typically the busiest of all the zip codes. Therewere 78 homes that were sold in Saint Cloud FL zip code 34771.Forty-four of those homes sold were single-story homes and 34 homeswere two-story homes. The single-story homes had a price per squarefoot of $234.38 and the two-story homes came in at $190.71.

The overall price per square foot was $215.34 Kristin added andthat is down 6.2% from last month and it is also down 6.1% versusApril of 2022. The days to contract was 30 and the days to closewas 64. Kristina added that there is a 2.9 months’ supply ofreal estate inventory in zip code 34771.
There were 45 homes sold in St. Cloud FL zip code 34772 inApril. Thirty-two of the homes sold were single-story homes with anaverage price per square foot of $228.20. The remaining 13 homesthat were sold were two-story homes at a price per square foot of$178.95.
Kristin added the overall price per square foot of $213.97 whichis a 1.3% decrease versus March 2023 and a year over year,comparing April this year to April of last year is a decrease of2.6%. There were 20 days to contract and then 52 days to close anda 2.4 months’ supply of inventory.

Kristin said when comparing the price per square foot month overmonth there is a decrease of 6.6% versus year over year where themarket is up 10.3%. The days to contract are 30 and the days toclose are 50. The month’s supply of real estate inventory inzip code 34773 is 4.5 months.
There were 17 parcels of land that were sold in April. Thelargest purchase made for a parcel of land was $4.55M for 21 acres.The next largest parcel of land purchase was for $1.5M for 5acres.
Harmony Florida homes sold in April number only three. Jeanineherself represented all three of those homes that sold in April.There were two properties sold in Ashley Park and one on Dark SkyDrive. The balance of the sales came from Harmony West.
There were 9 homes sold in Harmony West and 7 of them weresingle-story homes that had a price per square foot of $222.22 andthe 2 two-story homes that sold had an average price per squarefoot of $176.33.
