Jeanine is the broker of Corcoran Connect, a real estatecompany. She is joined by her co-host Kristin Macari owner ofStudio Nine 13. Welcome to the 19th episode of Discover HarmonyFlorida as they present the housing market report for Harmony FL.

Kristin stated by asking Jeanine what happened in the HarmonyFlorida real estate market in April 2022? Jeanine answered bysaying that out of all the zip codes in St. Cloud, 34773 is by farthe slowest.

There were only 13 properties that sold in the month of April inHarmony, FL. Currently, there are 13 actives and 68 propertiespending. These numbers include Harmony West.

Jeanine asked Kristin how many townhomes/condos were sold inHarmony for April 2002? Kristin answered that only one had sold inApril. It was a 2 bedroom and it sold for $210K.

She continued that in The Lakes there were 5 properties thatsold. The average price per square foot is coming out to $185.24.Jeanine said for all the homeowners in The Lakes, South Lake, andEast Lake that sales are coming along, and prices are rising. Shesaid it is quite interesting to look at each section ofHarmony.

Delay In Reporting Home Sales For The Enclave AtHarmony Florida

Jeanine then moved on to The Enclave and stated that the sales occurring arestill not showing up on county records. She checks on both MLS andCounty. Kristin added that when she closed on her home in TheEnclave at Harmony, they were given a disclosure that they had tosign that stated it was behind and that it would take up to 6 weeksto show in county records.

Kristin was describing that when you come into The Enclave herown is on the right on Wingspan and that whole side of the streetwith a few exceptions are closed sales which have not been reportedyet on county records. She believes that there have to be 10-15 ormore homes closed at The Enclave.

Jeanine then reviewed the highest price per square foot percategory. It looks like Harmony West is leading in this category.They had 3 sales and the average price per square foot was $219.85.Then there were two resales and that was $193.17 average price persquare foot.

Kristin mentioned that on last month’s podcast they hadtalked about the difference between the value of a one-story versusa two-story home. If you look at all the homes sold in Harmony Westlast month, they were all one-story homes. The one-story homes havea higher price per square foot than the two-story homes. Jeanineshared that appraisers keep one-story and two-story homes separateand will never mix the two.

Harmony Florida Land To Build Homes On

Jeanine stated that the only areas left in Harmony Florida tobuild on are a big lot right across the street from HarmonyCommunity School and a large lot by Ashley Park where thetownhouses are located. There is another section that would fitbetween 60-65 homes and that is behind the Harmony CommunityGarden. And finally, there is room to build homes in The Lakesarea.

Jeanine then shared a public service announcement to be carefulabout cash offers and letters that people are receiving. She savedone of her clients from losing a lot of money on the sale of theirhome.

An investor sent them a letter and he was ready to sell his hometo him for $100K less than what it was worth. Jeanine let him knowthis and when he went back to the investor, he would not honor thetrue price.
