Harmony Florida Real Estate Market Report For October2021 Presented By Jeanine Corcoran, Broker of CorcoranConnect

Jeanine stated that only 8 single-family Harmony homes sold inOctober. There were also 4 properties that sold in Harmony West.That is not a lot of sold properties.
Jeanine continued that there were no condos or townhomes whichis interesting. There were 5 resales that sold and the averageprice per square foot was $157.54. In the custom homes category,there were two sales and the average price per square foot was$187.02 where they had been hovering around $200 per squarefoot.
Kristin said in her opinion that those results were due to moreof a lack of inventory as everything that was listed was sold.Jeanine looked up last year’s sales and in Harmony, inOctober 2020 they were also 8 homes sold.
The average price per square foot in resale in October 2020 was$141.89 and for October 2021 it is $157.54. And, for TheLakes in Harmony, the average price per square foot was $145.53last year, and this year in October 2021, it is $187.00 price persquare foot.
The Lakes In Harmony Homes Price Per Square FootIncreased By 28.4% In October Versus Last Year
Regarding the price per square foot, Jeanine said that theregular consumer uses this metric all the time when it comes tohome selling and home buying. It’s interesting because eventhough the appraiser uses it to make an adjustment, they never useit on their comps. It’s only used as an adjustment by theappraiser when comparing say a 1,800 sq. ft. home to a 1,600 sq.ft. home. She said that the consumer’s interest in thatmetric has made us have to know that fact.
Kristin continued that there are so many things that go intopricing a home which is why it is so important to have someone whoknows the real estate market and who knows the area to look at yourhouse. The fact is so many things can influence what your house cansell for.
Jeanine asked Kristin for her opinion on what part of the homethat an owner would renovate most? Kristin answered that shewouldn’t renovate anything unless she planned on staying inthe home. She continued that you should renovate the home to enjoyit and not to sell it because you never get back what you put intoit.
The Local Amenities In Harmony FL Are Paid For By TheCDD
Jeanine brought up the CDD which is an extra tax in Harmony thatpays for the local amenities. She often gets this questionfrom homeowners in Harmony asking her if they should pay off theirCDD. She then asks them, well, are you planning on staying in yourhouse for a while? If their answer is no, I was planning on sellingin a year then the answer is heck no, that would be a bad idea. TheCDD is like HOA fees with the lowest being around $62 a year forcondos and townhomes and the highest being $200 a year for morecustom homes.

Total Properties Sold In Osceola County For October2021 Grew By 11.3% Versus Last Year
Jeanine shared the totals for all properties sold in OsceolaCounty, Florida for the month of October 2021. 980 homes were soldin October 2021 compared to 880 last year. The median sales pricethis year is $330K and last year was $260K, a 26% change.
When it comes to single-family homes sold, this October 2021there were 652 sold versus 621 sold last year. The median salesprice on a single-family home this year is $379K versus last yearat $285K, a 33% increase. The average months’ supply lastyear was 2.5 months whereas this year it is 1.1 months which isincredibly low!
