Jeanine is the broker of Corcoran Connect, a real estatecompany. She is joined by her co-host Kristin Macari owner ofStudio Nine 13. Welcome to the 17th episode of Discover HarmonyFlorida and today’s focus is a recap of the real estatemarket report for March 2022.
Kristin asked Jeanine what happened in the Harmony FL realestate market in March 2022. Jeanine said the first thing shenoticed in The Enclave which is a new community in Harmony is thesales are not showing up. Jeanine’s one sale in The Enclavefor February did show up but there have been at least 3 more andthey have not been reported so there are no stats on thosesales.
Kristin, who is having a new home built in The Enclave saidthere have been a lot of struggles getting supplies to show upthere, so she is not surprised that the sales are not showing upeither. She agreed with Jeanine that the sales of homes at TheEnclave are not showing accurately at this time.
Jeanine stated right now in Harmony there are 9 actives and 66pending sales. This does not include new builds. Ashley Park hasthe condos and townhouses and there were 3 sold in March. The priceper square foot was $151.52. She noted that the prices in AshleyPark are rising, and they are catching up to the rest of themarket.
Harmony Florida Real Estate Sales For March2022
There were 8 resales for March in Harmony and the price persquare foot was $178.66. Jeanine offered a reminder that one-storyproperties receive a higher price per square foot. She stated thattherefore the price per square foot is not always a good indicator.
Jeanine said that the appraiser does use price per square footfor adjustments on the square footage. However, just because a homewent for a certain price per square foot does not meanthat’s what your home should sell for.
Jeanine knows people are looking at the price per square footand that is why she lists it for her properties. Kristin says sherealizes that people care about that indicator but also that it isjust another metric. However, It is not the metric. Jeanine addedthat generally speaking, the smaller the home, the higher the priceper square foot.
Jeanine said that in April and May there should be a lot morelistings being added to the market. This is a good thing as she hasa lot of buyers who are patiently waiting. She then moved on to thesales in The Lakes in Harmony which represent South Lake and EastLake. She said there were 4 sales for March. The price per squarefoot was $210.78.
Custom Home Sales In Harmony
Kristin reported that there were 3 custom homes sold in Marchand the price per square foot was $160.50. There was a massive homeof over 6,345 sq. ft. that sold, and the price per square foot was$130.02. This brought the overall price per square foot down.
The other two custom homes in Harmony FL that sold were 2,500and 2,200 sq. ft. respectively. The price per square foot for thesetwo was $176.88 and $174.60 respectively. Again, the larger homeswill always have a price per square foot that is lower than smallerhomes.
Harmony West had two sales in March Jeanine said and their priceper square foot was $206.85. She said to be on the lookout for morehomes coming on the market as she has 3 herself and another fromone of her agents.
Jeanine asked Kristin to tell everyone about the CTC shereceived. Kristin said there are three magic words a buyer wants tohear and that is we are “clear to close” or CTC. Shesaid she and her husband are clear to close on their home in TheEnclave in Harmony.
She said it has been a fun experience to go through. First, theywere waiting on windows and those came in, and then it was a secondA/C unit for the 2nd story that just arrived recently.There are other little things missing but she is not worried aboutthose. The one important thing still missing is the internet andcable!
The Enclave At Harmony FL Has Presented Challenges ForIts First Residents
Jeanine and Kristin were talking about the challenges of movinginto a brand new community. Jeanine helped Don and Rachael close on their home inFebruary and become the first residents of The Enclave in HarmonyFlorida. However, sometimes being first isn’t all that it iscracked up to be.
Don and Rachael have become guinea pigs of sorts as theyare working through all the bugs of being the first residents.First, they didn’t receive any remotes for entering the gatedcommunity, they had to use a code to get in. Then, they receivedonly one remote and were told they had to pay $50 for the secondremote. Both Jeanine and Kristin thought this was ridiculous.Kristin just learned of this and said she is going to get thatcharged for her home.
Next Don and Rachael were not receiving any mail. They wentto the post office and fixed that problem themselves. Thirdly, theyare still without the internet and cable which is terrible. Therewere also no street lights for some time. Those were just recentlyinstalled. There has also been no garbage pickup as the garbagetrucks can’t make it through there because of all theconstruction trucks.
The First Block Party For The Enclave At HarmonyFlorida
Kristin said she loves her neighbors and hopes by thetime she and her family move in, all these issues will beworked out. Their family business relies on the internet so thathas to be resolved before they move in. Despite all of thesechallenges she is very excited to move in and is already organizinga memorial day block party.
